Skanska Celebrates Topping Out Milestone at 17xM, 11-Story Mixed-Used Development in Washington, DC

WASHINGTON, DC — Skanska recently celebrated the topping out of 17xM, an 11-story, 334,000-square-foot mixed-use development in the heart of Washington, D.C.’s central business district. 17xM has achieved WiredScore Platinum and will be the first SmartScore-certified office building in North America. The project is also targeting LEED Gold and Fitwel certifications.

“It’s an exciting time to celebrate this landmark achievement for 17xM,” said Dale Kopnitsky, Executive Vice President for Skanska Building’s Washington, D.C. operations. “Our teams have been working diligently to deliver this sustainable, progressive, world-class project in the heart of the central business district, and we’re proud that it will be a positive force in the community once completed.” 

The design and construction to achieve the milestone included:

  • A total of 169,177 man-hours worked through the end of January 2023
  • An estimated 23,000 cubic yards of concrete used on the job site
  • An estimated 44,000 cubic yards, or about 88,000 tons, of soil removed from the project site
  • Reduced carbon by an estimated 20 percent with the Embodied Carbon in Construction Calculator tool

“17xM will set the pace for what office buildings can be moving forward — sustainable, resilient, secure, and flexible," said Mark Carroll, Executive Vice President for Skanska USA Commercial Development’s Washington, D.C. region. “This project shows our commitment to the future of downtown D.C., and we are incredibly proud to have reached this stage of the process with our construction colleagues, along with our design team at Kohn Pedersen Fox and Arup.”

17xM is strategically situated in the central business district, between Dupont Circle and the White House. The building will include curated amenity spaces with integrated features, such as conference and event facilities, a rooftop deck, and a private lower-level terrace. The design also incorporates a private vehicular layby drop-off for tenants and guests that supports the reduction of overall traffic in and around the downtown corridor.

Gibson Dunn & Crutcher LLP has signed on as the anchor tenant taking 163,750 square feet at 17xM. Skanska is working with Kohn Pedersen Fox architects along with consultants at Arup and Siemens to curate 17xM’s digitally connected environment and top-tier amenities package.

17xM is expected to be completed in 2024.
